Can you buy new construction without an agent? Sure. Should you? No. Work with someone like Patrick to make sure you have someone with your best interest in mind the whole way through who can make sure that while you’re oooooohing and aaaaahing over your brand new home and all the design features and upgrades, that you’re also making sure you are getting the more practical things covered before you close on the home and move-in. We were considering Howard County, Anne Arundel, Baltimore County, and Federal Hill, Canton, and Fells Point in Baltimore City. It’s difficult to explain how far above and beyond Patrick went to help us with our recent home purchase. He was always a calming influence, patient, diligent, super responsive (despite 8 hour time difference with one of the buyers), and 100% on our side. Our transaction was complicated by the fact that the buyers were separated by continents, we had a non-resident alien as one of the buyers, we needed international tax advice, and funded the transaction from a foreign bank. This was also our first home purchase in the United States. Beside being a local expert on homes and neighborhoods in Potomac, Patrick understood our unique needs and the complexity of our situation. He referred us to a reputable tax law firm, negotiated the offer and contract, managed the sellers and their agent, handled the inspection, settlement, handover and even provided a list of contractors who can help us with some renovation. In fact, Patrick found the house for us, understanding what my wife and I were looking for, accommodated our unusual requests (he even downloaded WhatsApp to improve communication, and got the settlement co to the the same), and shepherded is through the whole journey with aplomb.
